How Can You Identify Water Intrusion Problems?

The water ingress originated from both surface runoff and subsurface water flowing downhill from the rear and side yards of neighbouring properties. The lack of adequate drainage to intercept this incoming water resulted in it being forced underneath the house, creating serious complications.

Establishing an Effective Drainage System

CS Plumbing designed and installed a gravity-fed French drain system aimed at capturing and redirecting water before it could penetrate the foundation of the home.

The project encompassed several key components:

  • A specially designed French drain system to collect both surface and subsurface water from neighbouring properties, directing it through gravity to a concrete pit.
  • A 100mm PVC pipe extending from the pit to the curb, featuring carefully drilled holes to maximise water discharge efficiency.
  • Three new, larger-diameter Colorbond metal downpipes replaced the original smaller ones, linked to new 100mm PVC piping that guided water to the curb.
  • A sturdy retaining wall system constructed along the boundary using concrete sleepers and galvanised steel posts, with auger holes drilled by an excavator to create a solid barrier preventing water from the adjacent yard.
  • Efficient onsite soil removal managed with a dumper for optimal site handling.

Which Actions Promote Effective Water Management?

The newly established drainage system efficiently captures both surface and subsurface water at the property boundary, ensuring it is redirected away from the home. The homeowner now enjoys a durable, low-maintenance solution that protects their foundation, flooring, and investment in renovations.
